Roger Dawson Fred, remember that cash flow is directly related to the amount of money you pay down. Nothing down is hard to cash flow. 50% down is easy. Just figure the amount of return you get on the money you put into it.

Al Lee Before 1986 I would buy a property that lost cash flow because of the tax benefits. Then the laws changed making it harder to use the tax benefits abaisnt ordinary income, so I changed strategies and only buy positive cash flowing properties.

Al Lee ales, that depends on what state yo uare in. You may also be able to get her to send you a Power of Attorney to do it
Mike_Summey alex, I see no reason why you can’t. She may have a marital interest in the property after you buy it, but there’s nothing to stop you from buying.
Roger Dawson Scott, ROI is figured on the net income after deducting maintenance, insurance, taxes, utilities and management. It assumes a cash purchase, which nobody would ever do, but it’s a way to compare ROI to other investments.
Mike_Summey Scott, ROI ic calculated by simply dividing the money you put into a property by the profit it produces. ROI and NOI are not the same thing.

Mike_Summey Scott, ROI is return on investment, so if you invest $10,000 in a down payment and the property produces $1,000 after all espenses, including paying the mortgage, your ROI would be 10%
Roger Dawson Fred, it doesn’t sound bad as long as you’ve realistically figured the income and the expenses.

Mike_Summey Fred, there are a lot of properties you can purchase with no money down that you can’t afford to own after you purchase them. If you have to put $200 per month into the deal, where is that money coming from?
Mike_Summey Fred, how many properties can you buy that require $200 per month from other income. Each one makes you a little less able to pay the bills.

Mike_Summey rosebud, there is no magic number to look for in ROI. Whatever you are comfortable with is good.

Tina I have been watching subdivisions with 30 days or less.
Mike_Summey Tina, there is no set time that is good. I find that as the rental market strengthens the time is shorter.

Roger Dawson Tina, it very much depends on the local market and location, location, location of your property. In a hot market you can rent in days. But never be pressured into renting to someone who doesn’t meet your standards. Getting a bad tenant evicted is very difficult these days.
Al Lee Not as difficult to evict in Texas as in California, though.
rosebud With mortgage lenders tightening up their lending policies and homeowners going into foreclosure, now would be a great time to have lots of rental real estate available.

Al Lee I own some commercial propery in other states, but I would only buy residential proeprty in Texas because of the laws that favor tenants in most states.

Roger Dawson She showed up in court with a receipt from my resident property manager for $50. Found out later she’d asked him to take a load to the dump for her for $50. Then she asked him for a receipt and he gave it to her.
Mike_Summey eryk, I guess there comes a point where one can have too much cash reserve, but I don’t know what it is. I own several hundred proeprties and I still try to keep 4-6 months in reserve if the all go vacant. It’s a pretty good feeling.

Al Lee santo, If a tenant does not pay rent by the 5th he is delinquent, if he has not paid by the 10th my manager gets a 3-day eviction notice filed. If they have not paid then, the sherrif goes with the manager to put their junk on the sidewalk.

Al Lee Of course, if the tenant has a valid excuse and makes an attempt to pay, we are lenient. We do not want a lot of vacant houses; but the ability to evict makes the tenants pay more religiously than they would elsewhere.

Mike_Summey Al, I had a problem sith one of my manager not wanting to file the evictions timely. I sent her a letter stating that anyone who way past due on the 16th of the month was to have an eviction filed. If she chose not to file the eviction and the rent was still past due at the end of the month I would be by her office to clooect it from her. I told her that if she wanted to loan the tenants her money, that was fine with me, that I was hiring her to manage my properties, not loan my money.

Al Lee I have never had a real estate license and have been investing in real estate successfully since 1974
Roger Dawson Being business like is essential to success as a property owner. You can give money to your favorite charity but not to your tenants. If they move out on the first, no the 31st, they owe you day’s rent and you should insist on it.
Mike_Summey Al, I’m an investor, not a bank. If the tenants want to borrow money they need to go to someone in that business. I made a deal with my banks several years ago that if they would stay out of my business I would stay out of theirs.
Mike_Summey Joe, yes you can. All you need to do is notify the bank what you are doing and make sure they don’t object. As long as you stay obligated on the note they won’t.
Al Lee Of course, I agre with both Mike and Roger. We also enforce late charges starting the 5th. We do not waive them unless I specifically approve it.
Roger Dawson Joe, yes you can do that. As you say, the bank will want you personally to sign on the loan.

Mike_Summey Joe, I transferred hundreds of properties to LLCs several years ago for estate planning purposes. I notified the banks what I was doing and none of them objected.

Al Lee Joe, what Mike and Roger said is right for a bank loan, but if you are using a residential real estate mortgage, like a Fannie Mae or Freddie Mac loan, they will not likely approve switching the title.

Mike_Summey Daisy, this was a small private group I agreed to meet with. Nothing was announced. I’ve spoke weveral times to the local real estate investment group CREIA.
kharr1027 also i have been looking at how to finance this and it just seems like in order to use the weekend millionaire’s formula i am going to have to offer something really really low. is this always the case? for instance i went to a house auction saturday the house was on the market for 135000 according to a property manager i talked to he said it would rent for about 550 a month with all the other figures the very best i would be able to offer would be 50000 and that would be with really low fianancing

Roger Dawson Tina, if the property is listed the broker won’t want you talking to the seller. Let them present the offer but reserve the right to meet with the seller if they can’t get it accepted.

Mike_Summey kharr, there is virtually no way to buy a property for $135,000 and rent it for $550 and make the numbers work. You simply have to keep looking until you can find one where the numbers will work.

Roger Dawson Knarr, those numbers don’t sound attractive. You need to find property that you can buy for 100 times the monthly rent. That’s a crude rule of thumb but it enables you to eyeball potential buys.

BobMassing you need three ‘buddies’ to help you along…a closing attorney, a mortgage broker, and a property manager. those people have most of everything you’ll need to know

kharr1027 this is were i think i have an advantage. i drive 35 minutes to work and i have alot of towns around that are only a few minutes away actually i got to each of them at least once if not twice a week..so i have a lot of area i can cover :)

BobMassing i went to auction and the bank only bid 15 on it…i got it for 25
BobMassing it will rent for 600/mo
DaisyNH7 are these auctions advertised in the local papers?
BobMassing the county will run ads for the foreclosure, but you have to go to the county web site for auction info
BobMassing but auctions require a lot of work and are risky (mine had the copper pipes stolen)
BobMassing my point is wait till a foreclosure happens then watch it
BobMassing if it sits for a while (and in this market they do), the bank may accept your offer
