Mike Summey sparky, there is always a public notice about foreclosure sales and they are posted at the courthouse. Once the foreclosure sale is over, you have to find out from the bank if they buy it back at the sale.

Al Lee I have sold a couple of the houses we have built to people in his group. I don;t know Del up close and personal, but have talked to him in tele conferences as we are both on BizRadio.
pscherer santosleigh, depends on the quality of the property. Can you keep it rented, What kind of condition is it in—will repairs constantly eat that 198 up?
Al Lee Santo, if you get ANY cash flow after debt service and other costs with 100% financing it is good.
Al Lee I do all of my businss using 30-year fixed-rate financing, so I focus on ROI (after debt service)

Mike Summey pscherer, there was an article in yesterday’s paper about the stagnate market in Asheville. It’s been red hot here with people selling in other areas and coming here to buy. Now sales are slowing here because people can’t sell their existing properties to get the money to buy here. Domino effect.

Mac The Raleigh-Durham market is still fairly strong for retail sales, but SFR rents are softening again after starting to recover about 6 months ago. The B-C apartment market rent is good and inventory is down.

Al Lee the Sec 8 tenants are just about the best tenants we have. They NEVER cause trouble because they coudl get booted form the program and lose their vouchers.

Al Lee I have a terrific leasing agent who knows Sec. 8 and all the people who work in all the administrations, city, county, etc. We screen the tenant applicatns very thoroughly and have virtually zero problems with them.

Al Lee pscherer, I do not think that is entirely true, but it is true that new houses aree more desirable. The thing is that if you are a long-term investor you aren’t in it to sell, but to hold and lease.

Mike Summey santos, the more experience you get and the stronger track record you have of making good buys, teh less the credit score will mean. It’s easier for an investor with years of experience and a perfect payment record with a 716 score to get an investor loan than it is for a novie with an 816 score.

Al Lee it is your income to debt ratio that is more important than the level of debt. Also the value of yoru assets, which real estate investments will boost

Al Lee jesse, that is still true in a limited sense, not as much as a few years ago. There have been some changes to the FICO system to fix that

Al Lee It is a trade secret and they will never tell. Also, you will notice that the three credit reporting companies will look at the same data and arrive at three different scores. That is why you hear references to your “high”, “low”, and “middle” score, as well as “average” score.

Al Lee santo, that should be pretty good. You ought to be making positive cash flow at that. The thing is that for loans that small you will not be operating very efficiently because many of the costs for a loan are the same for a $30k loan or a $130k loan.

Al Lee But, I certainly agree with Mike on the 10 $50k houses over 1 $500k house. I just think that the $100k to $150k range is a better place to be for overall stability

Mike Summey Al, I recommend that you stay in the mid range of the rental market. That may be $50,000 – $75,000 houses in one part of the country and $150,000 -$200,000 in another part. Stay away from the too cheap and too expensive parts of any market.

MarkNC Yes, a big problem here are people coming from Florida with 1031 money looking to invest. They see the market as a safe bet so don’t care as much about cash flow. There was an REI club trying to start here about a year ago but I don’t think it ever took off.
