mike2 ref tax break quewstion: I’ll get a tax break on the interest and such each year. Seems to me that would offset expenses. I have an offer planned that meets the NOI at 30 years, but taking the tax savings on my expenses I can make the 20 year loan work too . . .
Doug_in_CT Anybody finding a way to use their Roth IRA to invest in Real Estate? I am finding the flip strategy has possibilities but buy and hold strategy is not too conducisve to using the powerful tax free earning features of the Roth IRA

Mike_Summey mike2, I would never use tax savings to make an offer work. The tax laws can change each year and often do. The 1986 tax law changes wiped out a lot of people and te S&L industry because tax breaks were being capitalized to inflate values. When the tax breaks went away, so did the values.

Al Lee Doug, the advantage of owning an investment in an IRA is that the earnings are not taxed (now), but if you do real estate right yrou earning s will nto be taxed anyhow, so I recommend NOT puttin money int any tax-deferred account to buy RE. If you already have money there, you can convert to a self-directed IRA and buy RE, but must use less-favorable financing.

sedwards Thanks Mike, I have found myself in a position to buy a commercial building that I am currently renting. I realize this purchase is not recommend in the material as one of my first long term purchases, but I will not have the space if it is sold on the open market. I wanted to use the generator to use your methods as I am new to your material.
KenJ.onAI sedwards, the offer generator creates offers exactly as described in the book. It will save you mucho time in generating offers, without sacrificing accuracy. The offer generator is only as good as your information however, meaning, whatever you use, you’ll have to research the details yourself.
Mike_Summey sedwards, the Offer Generator works for any kind of property. The properties may be different, but the principal is the same.

Al Lee Elba, if you spoke Spanish in NYC it was probably the Puertorequeno style. You need to learn the Mexicano style here. I learned Spanish in school, then form Cubans in FL, then from Puerto Ricans in NY, then form Mexicans in TX. It is nto the same!

Mike_Summey mike2, I’m not a fan of zoning. I don’t like the government telling me what I can do with my property. However, with that said, unfortunately we have to deal with it sometimes.

KenJ.onAI I got some great information about a property where the owner had passed and his brother inherited the home. I missed out, the property was on the market one week. I see how it could lead to some great deals. I also got the lowdown on some other homes on his block that may come available in the future. All I had to to is ask.

Mike_Summey mike2, those things affect prices more than rents. Homeowners and renters are different.
KenJ.onAI Mike and everyone, I want to be sure all the neighborhoods I’m looking in are safe for renters. How does everyone tell if a neighborhood is acceptable? I’m getting some feedback from some of the residents that one may not be all that safe.
Sol (Cali) Good one, Elba… but were you looking at it as something you were planning on moving in to? The reason I ask is because I’m wondering if there is a difference in the negotiability: i.e. is it harder to negotiate terms when the seller thinks you’re in love with the property and want to move in?

Al Lee 1099, Yes, that is correct. Also, if you buy to live in it you can get a better loan than fo ran investment property.

Mike_Summey KenJ, are you comfortable riding through the neighborhoods and talking with the people there. If so the neighborhood is probably okay. However, if you start getting a lot of negative feedback from people you talk to you may want to reconsider.
Al Lee Be careful of lying on an application and saying you will live there when you will not. There is a major FBI investigation into mortgage fraud going on nation wide
Doug_in_CT That sounds smart sedwards, I calculated that I have INCREASED rents on my properties by $700/mo. just this year.

Elba_Tx It was a deal we found with a bank. But to answer your question yes we were planning from the beginning to move into it. You can assure the seller that you want to keep the family orientation that the community already has and that your future tenants will have to meet those qualities.

sedwards Mike_Summey I have the market in the range you recommend, however it has been extremely inflated due to the money banks were “giving away”. people are in farther than the properties are worth / will rent for. That is why I was inquieing abount the offer generator. Any other tips / suggestions?
Sol (Cali) Al, what about a situation where you find a home you would like to buy in order to rent out, but then decide it would be better to live in it for a while. Is it OK to look for rental properties, make low offers, and when one bites move in instead because you got such a great deal?
Mike_Summey Doug, as you continue to acquire properties, just do the math on what $25 rent increases can do if you own 10-20-50-100 properties. It gets to be very substantial. Plus you gain appreciation on the properties too.
Al Lee Sol, sure. whatever makes sense is fine. Just don;t lie on an application saying you will live there if you will not. It is ok to live in a house you got using an investor loan, that is different.

Mike_Summey sedwards, make the offers anyway. I once had a seller bring $42,000 to the closing in order to sell me the property. You don’t know what seller’s will do until you ask and the best way to ask is with a signed offer.
BobMassing Mike_Summey do you have a ball park percentage for insurance cost in the Carolinas when you’re running numbers on a potential buy?
Al Lee Most lenders for residential loans have lower interest rates for owner-occupied than for investor houses. Many buyers risk criminal charges by telling a little lie. They don;t realize that the lenders can and do follow up afterward and check on those things.
KenJ.onAI Sol could you buy with the investor loan and then refi with owner-occupant if you move in?
Mike_Summey Sol, nothing wrong with moving in yourself if you need a house & if you live in it for 2 years and later sell the profits are tax free.
Doug_in_CT I read an article from the venerable Ken Harney today entitled, “Some Declines In Resale Prices, But Hardly Reason To Panic” and he concludes his substantive aritcle with these words, “So although sales volumes in the frothiest markets have tanked, median prices in 70 percent of the nation’s metropolitan areas are still growing, and are likely to continue to do so. ”

Mike_Summey Bob, I do because I have a large blanket policy and I know what it will raise the premium if I add a property, but before I was in that position, I just called my insurance agent and asked what the premium would be.
Al Lee I have an article that shows a study of 150 major US metro areas and the ones in Texas have appreciated 5-9% while the general US average is negative 1.2% with 45 markets showing declines.
KenJ.onAI Sol, only if you could get a better rate as an owner-occupant and put less money down. It would have to be enough to cover the cost of the refi. closing.

Mike_Summey sedwards, Al likes to own money more than I do. I’d rather get the properties paid off as quickly as possible. I sleep better that way and it gives me much more options and leverage with the banks.
Doug_in_CT KenJ he is a syndicated writer on Real Estate, writes for the Washington papers, so I guess the Newspaper pay him. I also have a sneeking suspcion, having read many of his articles, that he is a buy and hold real estate investor.

Sol (Cali) It just so happens that the area I’m in/looking at is so overpriced that according to the Offer Generator, most offers would have to be reduced about $200,000 or have 0% for 30 years to justify the full price. This is taking into account the average rent for houses in this area. Therefore, I think the only properties I could end up purchasing in the area are going to be seller financed. Standard bank loans get me negative cash flow according to Offer Generator…

Sol (Cali) Mike, I was conisdering looking a little further out from this area, but I was hoping to find a great deal in the current area due to price decreases and changing markets. The question is, if I have a few hours on the weekend to spend, should I spend it in the nicer area, or move out a little further where it is less desireable (at this point it’s just practice..)

Mike_Summey Sol, you may be looking at areas where you would want to live. Renters aren’t usually as discrimination as home owners.

Sol (Cali) Elba, the area I’m looking at is working class. If I go a little further out, it gets really dirty and the properties seem to need more repair. The problem is that the whole city skyrocketed in price the last 4 years.
Mike_Summey Sol, you may have to move a little further out and farm and area more than 10 miles away, but try to keep the area as concise as possible so you aren’t running all over the state.

Sol (Cali) Mike, that’s probably true. I need to consider other areas too. My first impression, though, was that going a little further out I was finding properties that needed more repair and I was trying to avoid that.

Mike_Summey Sol, yes. Especially if the TLC is only cosmetic…paint, carpet, etc.
Al Lee One thing to consider is that if you hae a good property manager you might be able to get repairs done much cheaper than the seller could. You can discount the price by the seller’s cost of repairs and then pay your cost to do the repairs. ALso, most appraisers will discount by 1505 of the estimated cost of the repairs, so you can get some good bargains
