Al_Lee: Rents usually lag because of lease terms and other factors
Mike_Summey: Mark, tell us about the deal.
MarkCT: Since I live in the tri-state area farming my neighborhood is out of the question. Instead I consider my neighborhood the usa.
Theo_SC: Al…it seem that prices are not in line with deals
MarkCT: Every week I send out 2 or 3 offers mostly based on adds from Craigslist
Mike_Summey: Theo, rents tend to hold steady when prices go both us and down. That’s why I like rentals for the long term. They’re not so volatile

Al_Lee: Theo, in most areas of the country the ratio of price/rent is not low enough to make cash flow “naturally” (using standard financing).
MarkCT: Each offer contains bank financing and seller financing and is generated using the Offer Generator.
Sol_(Cali): Hi!! I’ve been reading the transcripts for a while, but I haven’t been able to participate yet ’cause I’m usually at work still. I’m excited!
MarkCT: Usually the offers are rejected but person replied saying that there was no way the could accept my original offer but countered based on the seller finance portion of my offer.

Theo_SC: When I look at the rates & prices, the sellers are not coming down on prices or not willing to give terms
Sol_(Cali): Thanks, Mike.
Roger_Dawson: Al as you look at different areas, it’s amazing the difference in the ratio of rents to purchase price. Some towns it hardly makes any sense to buy a home, some towns renting would be foolish.
Mike_Summey: Theo, be patient. They will! They just have to hold on to the properties a while to realize that the market has turned in favor of buyers.
MarkCT: The offer was still to high (and financing was too high). We went back and forth a few times and wound up coming up with a final deal were I put 10% down and the seller fianced the rest at 30-years fixed at 5.5% (much better than I can do at the bank)
Al_Lee: Roger, I agree 101%. I have advised many Californians to sell their proeprty in CA, become a renter in CA and buy proeprty in Texas. A few have followed that advice and all thank me profusely.

Theo_SC: laterly most of my deals are not making sense. no cash flow. not enough rent
MarkCT: Based on the appraisal I’m making over 100% return on the house value and including paying down the mortgage I’m making about 20% on my down payment.

Sol_(Cali): Wow, Al! That’s exactly what I’ve been thinking about doing. It just doesn’t seem to make sense to buy in Cali…
Mike_Summey: Mark, when I first started making offers asking for 0% financing, I was able to negotiate one at 4.5% when bank rates were at about 8.5%.
Mike_Summey: Hi Eddie
MarkCT: If I didn’t do it myself I would not believe that seller financing would work if I didn’t go through it myself.
Theo_SC: this is my first market cycle
Al_Lee: Sol, I have several club members who have done that and are way better off for it.
Mike_Summey: Mark, that’s the kind of deals you like, right?

Mike_Summey: Theo, this is my 4th. I’ve watched things go up and down many times. The best deals are probably still more than a year out.
Al_Lee: Mark, Yes, it is a good area that is due for some nice growth soon.
Theo_SC: Mike, Roger & Al…I take it you guys have seen all the different cycle…
MarkCT: Very much Mike. As you say its a numbers game. Not patting myself on the back or anything but the Offer Generator makes making multiple offers very easy.
Sol_(Cali): Any particular areas in Texas that your members had good luck with?
Al_Lee: Sol, I have helped peopel use Section 1031 exchanges to do that so they don;t pay any capital gains taxes when they sell.
Sol_(Cali): Al, did any of your members also move to Texas?
Theo_SC: The banks are tight on the funds laterly

MarkCT: I wound up selling the 4-plex lot Al before it I even had a chance to list it.
Roger_Dawson: Hi Ryan
Mike_Summey: Theo, the tighter banks get the more important seller financing becomes…for both sellers and buyers. They want to sell and if the banks are being too tight it leaves them little choice but to help with the financing.
Sol_(Cali): I’ve been talking it over with my wife, and she’s about ready to move. We’re just trying to decide where to go in Texas.
Theo_SC: ok
MarkCT: Its true Mike. Not only is this seller taking back the financing they I also got them to cover all closing costs.
Al_Lee: Mark, that is great! It just didn;t make sense for me to build one proeprty on it. There is an economy of scale we depend on to keep costs down on our building and it requires 5 or more hosues in one area and one project.
Roger_Dawson: For real estate bargains and a vibrant economy, I don’t think you can beat San Antonio.
MarkCT: The person who bought it was a builder who lived in the area.
Theo_SC: Mike…do you do private lending?
Al_Lee: Mark, it is a good area for rentals and will be good for the guy who bought it. It just did not make sense for me.
Sol_(Cali): San Antonio looks good, but we’re not used to humidity, so I’ve been advised to look further north like around Dallas-Fort Worth. What are those markets like?
Mike_Summey: Everyone, all of my initial offer ask for the seller to provide the deed and title insurance, survey, home inspection, etc. Sometimes I get it sometimes I don’t, but it gives me some negotiating points.
Mike_Summey: Hi Ryan.
Theo_SC: we have any hard $ lender on tonight?

Roger_Dawson: Sol, Al is from Dallas. He can fill you in.
Al_Lee: Sol, I invest almost strictly in the Dallas/Fort WOrth area. It is the best area in the US to invest in right now.
MarkCT: All said and done I wound up making 40+K on the property I bought from you about a year ago. It wasn’t my plan but making 40K on 15K down is not bad.
Sol_(Cali): Wow… now I’m getting really excited.
Al_Lee: I did just buy a 360 acre ranch in Oklahoma, a little over 2 hours North of Dallas, though.
Mike_Summey: Theo, no I don’t loan money. I made a deal with my banks several years ago. If they will stay out of my business, I’ll stay out of theirs.
Theo_SC: OK
Al_Lee: Mark, NOt bad. Maybe I shoudl have kept that one for myself– :D

MarkCT: I own in Austin but Austin is getting too expensive for rentals. The Dallas/Ft. Worth area still has a pethora of good rental deals.
Sol_(Cali): I currently live in southern Cali (renting), and own 1 rental property in Fresno, CA. Any thoughts on whether we should keep the Fresno rental, 1031 exchange to a rental property in Texas, or sell the FResno property and put down large down payment for personal home in Texas?
Al_Lee: Mark, an Austin broker who specializes on investmetn properties is about to start bying houses from me in dfw. He said he can not get the price/rent ratio in Austin to get cash flow any longer. Prices have gone too high.
ken: any one near lenoir NC?
Roger_Dawson: Sol, without knowing more, I’d say do the 1031, which defers the taxes. You can always get a low down payment on a residence.
Mike_Summey: Sol, that’s a hard question to answer with only a little information. You may want to discuss it with your tax advisor.
MarkCT: Al I started buying in Austin two years ago and back then they were break even deals only because I was able to get <6% financing.
Sol_(Cali): Al, I have also been looking at Oklahoma City and suburbs as my second option.
Al_Lee: Sol,
Al_Lee: Sol, I do not think you can get good enough rents in OK City
Sol_(Cali): Thanks, Mike. That’s the big question I’m struggling with right now.
Mike_Summey: The central part of the country seems to gennerally be better than either coast.
Sol_(Cali): Al, that definitely helps the decision making process. I guess we’ll stay focused on Texas.
MarkCT: Mike at what point did you start looking at larger multi-family homes?
Sol_(Cali): This is fun. I’ve been missing out by just reading the transcripts all these weeks.
Al_Lee: Sol, I bought a ranch in OK, but will not buy rental houses.
Mike_Summey: Has anyone looked at the new $1,000,000 coin that was posted to the website today?

Sol_(Cali): My wife’s on contract to finish out the year teaching, but we’ll probably move next summer. Should I start looking for rental proprties in Texas now, or should I wait to get to know the areas better?

Theo_SC: I thought about you when NY pitcher flew into the building…I prayed for you.
Roger_Dawson: That guy wasn’t even going to shoot quail.
Theo_SC: what is shoot quail?
Mike_Summey: Theo, I know better than to fly into airspace so tight you can’t turn around. Unfortunately the pilot just got his license in July and his instructor was not that familiar with the area.
Roger_Dawson: Quail is a little bitty five dollar bird.

Bryant_CA: Mike, I’m negotiating a package of homes and during negotiation one house became vacant. I was intending to just use the same rent figure but another house that was empty is now filled at a lower rent than previous. Any suggestions on pricing this?
Mike_Summey: Theo, I’m taking a bunch of guys to Georgia to go quail hunting. Birds!!

Mike_Summey: Bryant, if I were looking at the deal, I’d base rents and vacancy factors on what I felt comfortable I could do with the properties, not what they are currently doing.

Mike_Summey: ken, you may have to talk with some Realtors in your area and find one who will manage for you. Then you can train him/her to do what you want.

Roger_Dawson: As the real estate market cools, real estate agents will be more and more open to managing properties to get some cash flow.

Al_Lee: Be careful about using a realtor who doesn’t know how to manage proeprties. I have heard some horror stories.

m&e: Mike - I’m tempted to look into commercial real estate - What are the main things to look for and consider in commercial vs residential rental? I know the payback is usually much quicker but also the risk.

ken: Al, your right even the guys i;ve talked to about rentals I want to buy don’t get that either. It’s like they are blowing in the wind. I had realtors telling me “If i that house would sell for that price I would have bought it”
hottie: Mike, I’ve tried that a couple times…works well.. :D
Roger_Dawson: The thing about commercial real estate is that you have to have deeper pockets and greater knowledge. We recommend getting started in residential.
Mike_Summey: m&e, I would suggest that you stay away from commercial property until you get a little experience. It is very different that residential.

Al_Lee: ken, it doesn’t take a lot to become a real estate agent. I think half the people in Dallas have done it. Most do not last throught their first year because they don’t know what they are doing. Be careful about anything an agent tells you. Verify, verify.
Roger_Dawson: A lot of real estate agents wouldn’t buy a great deal simply because they need the immediate cash flow of a commission check.

Al_Lee: Mike, Section 8 in Texas is now pushing the tenants to sign 2-year leases, which I really like.
Mike_Summey: Patrick, there is a whole section in the real estate book on finding a property manager and it discusses the things you need to get from them. Have you read it?
Al_Lee: Theo, I am not a Cowboys fan. I am not even a sports fan. I play a few sports, but am not a spectator. Same with life, I guess.
Sol_(Cali): Mike, Roger or Al: most of the literature I’ve read suggests buying rentals close to where you live. If one were planning to move in a year, would it be too soon to start making offer on property where one planned to move to?
Roger_Dawson: Do the Cowboys have enough players out of jail to field a team?
Al_Lee: Theo, same reasoning made me never interested in going to strip clubs when I was younger. I am not not a spectator.
Mike_Summey: hottie, no I gave the manager of the FBO the option of cutting the price and selling me fuel or me flying home without buying any. They were asking $5.51 per gallon for Jet A. I pay $3.85 at home.
Roger_Dawson: Sol, I’d make some really low offers that deserve to be rejected. You gain experience and you might just get a real bargain.
Patrick(Ohio): As I said I did not know about your books untill afew weeks ago and things were real tight. I did buy the software and plan on getting your books .
Al_Lee: Sol, I do not advocate buyin t neare your home. My strategy is to live where the living is best and invest where the investing is best.

Theo_SC: About Sec. 8, I requested a increase in rent, they said I must provide a rent analyze by an appraisal. Have anyone else experience that?

Roger_Dawson: The lesson from Mike’s gas deal: you have to convince the other side that you have options, even if you don’t.

Al_Lee: I manage an investor club with members from all over the US. We invest in DFW real estate. I think it is actually a disadvantage to live nearby where you are tempted to meddle. Better to let the professional managers handle everything. If they do not do it well, switch managers.
Sol_(Cali): Thanks, Al. How do youo suggest establishing relationships with people like property managers that are distant?
Patrick(Ohio): Yes..I have been trying to learn the hard way for the last 6 years1 and buying alot of what i call dollars by the pound real estate books…

Bryant_CA: Mike, what’s weird is that 8 of 10 houses have same plan and are built within a few blocks of each other but the rents vary from $880-1050 on them. Does sec 8 authority just set the FMR or is this a factor of negotiation? Some other factor I’m missing?

Mike_Summey: Patrick, in our books you will find about as much on what not to do as you will on what to do.
Penny: Theo, it is 37 here and very windy.
Roger_Dawson: Patrick, unfortunately real estate investing attracks some hustlers. What we teach you will work, because it’s not get rich quick stuff.

Al_Lee: Sol, sometimes it snows. Dallas is not much hit by tornados. Nearby areas do get hit, though
Mike_Summey: Bryant, Section 8 works differently from one area to another. Why don’t you go meet with them and get the details straight from the horses mouth.
Roger_Dawson: Patrick, we’re investors. It doesnt matter what things cost if the give you a good return on investment.

Al_Lee: Roger, that is such sound advice. So many people see only the cost and overlook the benefits. It is the net that matters.

Roger_Dawson: I love to walk through WalMart and say, “Look at all these things that I don’t need.” Consumers are gobbling them up because they don’t understand the basics of investing.
Eddie-NC: Mike, I know you like to hold your properties. We just bought an 11 unit apartment unit and another management company has come in and offered us a substantial amount for it. My thought is that we can sell and reinvest in other single family homes. What do you think.
Al_Lee: Sol, I was giving a speech in San Francisco when an earthquake shookd the hotel. It was an unbelievable display of sheer power. One woman went into hysterics.
Mike_Summey: Patrick, think of it this way. Most people work 40 hours per week, 50 weeks per year for 40 years and end up with little more to show for it than a Social Security check.
