Mark_Nadelson: ken I hate to speak for Mike but it is all about the noi. If the number’s work that it is a good investment.
Mike_Summey: ken, I use Net Operating Income (NOI) to establish the kind of offers I will make.
ken: thats what i though, I was reading matts book and came across the cap. rate. thought i’d ask
Mike_Summey: The Offer Generator is a program that walks you through the process of creating offers using the NOI.
jdr: Has anyone used the program and do you have any feedback?
Mike_Summey: ken, CAP rate is good to use looking backward to see how well your investments are doing, but I don’t put much stock in it for creating offers.

Mark_Nadelson: We have a number of users (pgarvey being one of them). We have gotten some nice feedback. I personally have used it to purchase 15 nicely cash flowing properties.

ken: My area is mostly a war zone. I used the generator to make an offer today and it turned out to be 20,000 over the asking price of the house.
ken: but other areas it will work nice
Mike_Summey: Mark took the contents of our first book and turned them into the Offer Generator. I’m very impressed with what he created.
Mark_Nadelson: I’m buying it Dallas Texas, Austin Texas, St. Louis Missouri and Buffalo NY to name a few.

Mike_Summey: Ken, keep in mind that the Offer Generator helps you discover the most you can offer. It doesn’t restrict you from offer less.

Corey: Patrick just a note about the offer generator. When we are entering the first data in the menus you have to hit the return key only for the progam to continue. It took my wife and I a while to figure this out because we keep trying to put our cursor in the next box and continue. But the software would not compute the data. Finally we figured out you can only hit the return key for this to happen

Sandy: Hi Mark, I’ve experimented. I was expecting other “boxes” to automatically change when I entered certain numbers. For example, I typed in a monthly number, but then also had to calculate the yearly total for the same number and enter it. I haven’t used it a lot and perhaps I am using it wrong. However, I am fairly confident with Excel type spreadsheets
Mike_Summey: infopower9, the program lets you input estimated rents and expenses, computes the NOI and then walks you through how to use the NOI to create dozens of different priced offers that will all work with the NOI. It even prints the offer letters ready for your signature and presentation to the sellers.
jdr: Can you modify the offer letters online?

Mike_Summey: jdr, you can edit the offer letters any way you want.

Mike_Summey: jdr, you can even save the offer letters in several formats and then bring them up in your word processor to format and edit there if you want.
jacepharm: Mike, I think I might of missed some q&a…i downloaded the version is their a bug?If so, how can I updated it?
Mark_Nadelson: Sandy I think you are encountering a bug when you use your mouse to navigate the boxes (this has been fixed). If you use your tab or enter key the numbers will automatically be computed.
ken: not sure if i’m using it right but i think it would be nice to have a template of the offer page so the data is automaticly put in the areas.
pgarvey: Mike, that is a great feature about the Offer Generator, the fact that you can modify the offer letter as you wish.
Corey: Mike that is one of my favorite things about the offer generator is being able print out the multiple offers of intent.
Mike_Summey: infopower9, by balancing price and terms you can create many offers that have the same monthly cost.
Mark_Nadelson: The offer letter is based on actual letters Mike has used to make his offers.

Sandy: I also have the same question….will those of us who downloaded get a CD. I don’t have a CD writer and my computer is slowly dying.
Mark_Nadelson: pgarvey I toying with the idea of coming up with a database of rental properties for sale. You would then use the Offer Generator to “search” for cash flowing properties that meet your critiera and automatically send an offer letter to the owner of the property(s) that you are interested in. That would be pretty cool huh?
jacepharm: The offer Generator is the best program I have ever used. I used to keep a spreadsheet for all the my property calculations and the offer generator makes the spreadsheet look like childs play. I am able to whip up at least 3 offers using the NOI that would be of possible interest to the seller

Mike_Summey: pgarvey, we offerred the program in demo version for a period of time to allow people to use it and then purchase it at a discount so we could get feedback on any problems before it was committed to CD. That is how the program will be offerred after June 30.
Corey: the offer generator and carletons calculator program that Mike recommends just make the whole process so much easier.
Sandy: Corey, is Carleton’s different than Mike’s?
Mike_Summey: Sandy, no I haven’t yet, but I haven’t looked either. I’ll check it soon.
pgarvey: Mark, wouldn’t you need access to the MLS listing to get the listings?
Mark_Nadelson: Corey I agree. I own Carleton’s program. I use his to track all my income and expenses and use the Offer Generator to add to my Real Estate collection.
Mark_Nadelson: pgarvey not necessary. I would be our own private database of homes. These homes would be listed by people who know that they will be bought by investors.
ken: for all, I found a motivated seller that wants to sell his 60′x100′ lot right off a main street in a town of about 35,000 for $5,500 the only down fall is that the area only rents for $375 not a warzone but on the borders. what could be the possiblities for this lot?
Corey: Sandy yes Mikes is for making offers and calculating NOI while Carletons has calculators for keeping track of properties, payments and a host of other items. I highly highly recommend both if you are going to be an investor
pgarvey: Mark, I get it, but or buddy Rick wrote a progam that downloaded MLS listing and calculated rental properties that cash flow, I thought that was very cool.

Mark_Nadelson: I’ve seen his program and it is cool (for a Rick program) but MLS is very region specific and his is only for New Haven CT.

jacepharm: Case in point: I have a motivated seller that is looking to sell their property quickly.The have been owning the property for over 20 years and have no mortgage on the property. This is the perfect candidate for someone who might be interested in holding a note on the property. The seller has received some offers on the property none of which she is interested in because it below her asking price. With the offer generator I was quickly able to make her 3 offers playing with price and terms that would work for us and possibly catch her attention. The beauty of it is that I made an offer for alot more than what she was asking and way higher than what she was offered. Realistically, I dont know how I would of been able to do it without the offer generator. fyi:i received a call from her realtor expressing alot of interest in our offer…Thanks to offer generator…Guys:Great piece of software. Mark_Nadelson: The way the Offer Generator has saved me the most is not from buying properties at a discount so that they cash flow but saving me from buying properties that would have cost me money. Its a great way for weeding out the investments that don’t work.
Mike_Summey: jacepharm, situations like the one you described are out there by the hundreds for long term investors and are going to be more plentiful as the Baby Boom generation begins to retire and looks to convert real estate equities into income streams.
Corey: Mike when you set financial goals to reach by a certain time for yourself how do you break it down. Such as I need x amount of homes to reach this goal or aiming for say 200 a month cash flow for so many properties or just go to work until you hit your goal

Mike_Summey: Corey, when I set a goal I usually set a timetable and let that determine the amount of effort I put into it. If I’m ahead of schedule I have some breathing room. If I’m behind I know I have to give it more time.

pgarvey: Mark, I find myself always calculating the total expense, it would be nice if the tool did it for you. Not a big deal but it would be nice. Sorry but I can’t find any additional bugs so I am starting to get picky ![]()
Mark_Nadelson: pgarvey why do you need to know about total expenses? You just need to know what kind of NOI you are working with after deducting all expenses.

pgarvey: Mark, as I told you before I use the Offer Generator to analyze apartments also, since apartments are commercial knowing the total expense and the ratio of total expense to effective total gross income is important.

Mike_Summey: pgarvey, the program analyzes apartments the same way it does houses. YOu have to be a little more knowledgable in order to get good estimates of expenses. That’s why I don’t recommend starting out with apartments.

Mike_Summey: jdr, follow the steps in the Weekend Millionaire’s Secrets to Investing in Real Estate. Especially do the exercises in the last chapters of the book. When you do those 8 exercises, you may not buy a property but you will have done everything you need to do, it’s just a matter of doing them over and over until a deal materializes.
infopower9: Are you located in TX or in NY. I don’think I would dare to buy away from my base. Very hands-on.

One that caters to consumers is a business that usually requires an onsite manager (an employee, ugh) while one like I own that rents only to commercial users does not. Some of my business tenants have had the same unit(s) for 10-15 years.

Mike_Summey: hottie, I have very little activity at my storage facility. When I do rent a unit it usually stays rented for a long time. I do no billing. All tenants pay automatically.

Mike_Summey: Corey, there’s nothing wrong with doing that or with paying 25% interest on a purchase if the numbers work and the property cash flows. That’s what the Offer Generator does.

I try to be a straight shooter and spend a lot of time making sure I don’t lead people astray. there are a number of gurus out there I won’t appear on a program with simply because I feel they are more interested in selling books, tapes and boot camps than they are in truly helping people.

Mike_Summey: I guess I’m one of those people who believes that the greatest injustice successful people can do to their fellow man is to go to their graves with the knowledge that brought them success and only leave behind what they accumulated.

Mike_Summey: Chaz, there is nothing wrong with lease options when done correctly. If you are going to enter into one, you should treat it the same way you would if you were buying the property now. Title search, recorded documents, etc. It protects everyone. The laws are designed to deal with those who don’t do thing correctly.

Mike_Summey: I did a book signing at Sams Club here this past Saturday. Several elderly people bought the Mindset book for their grandchildren. Sam’s wants be to come back this coming Saturday which I will probably do.
Patrick: Well it’s along story…but he did not do proper paperwork and was also not fallowing the SEC laws of ohio. He did not put peoples investments on the real estate and would spend more then he brought in. He lost his business to recevership, and the investors many retired and low on funds have to wait and see if and how much money they will get back
