gabi: Hi everyone
lisas: I just heard Mike speak in CT on Sat - it was a great seminar.
First time in the chat room.
gabi: Lisas - were you there in person?
lisas: yes - and my son, his friend and my sister-in-law
gabi: Lisas - that’s great. I went to see Al Lee a few weeks ago here in
San Francisco and that was great too.

lisas: Mike mentioned that this was a scheduled chat with him and Roger -
have you been on a chat with them before?
gabi: Lisas - yes, for a while they are ususally very fast and
informative
gabi: Lisas - Mike and Roger are taking a break until June, one
travelling the other promoting their new book and doing seminars
lisas: Yes, I just went to the calendar section and noticed that the
message that was on on Sat. about there being a live chat with them today, has
been changed and the next one is June 6.
lisas: Hi Doug - were you at the seinar on Sat?
gabi: Doug - how are you?
Doug_CT: Yeah, Lisas, were you?
Doug_CT: Hi Gabi!
lisas: Yes, and I guess Mike had to change his plans as he will not be on
this chat today.
gabi: I wish I could have been at the seminar too you guys
Doug_CT: I thought Mike was outstanding on Saturday…What did you think?
lisas: And you let just 3000 miles stop you!
Doug_CT: Gabi you need some wings like Mike has.
gabi: Singing in a concert - 3 shows all in all
lisas: Yes he was great, Doug - and what an excellent program. Actually
takes into account that you have a life outside of real estate!
gabi: I know I know
gabi: Doug - Did Mike mention anything about doing seminars in our neck
of the woods?
Doug_CT: Yeah, Most other real estate gurus tell you to quit your j.o.b.
(Just Over Broke) like a job is a miserable looser thing to do.
Doug_CT: I got to pick up Mike from his Jet and I took some good pictures
if you send me your email, I will send them to you.
gabi: Doug - I meant to ask you the other day about how many investment
properties you have so far?
Doug_CT: We went out to dinner together before I took him to one of
several radio interviews.
Doug_CT: Gabi, Six Single Family Houses, One Four Plex.
lisas: That’s cool - I also got to go out to dinner with him when Linda
& JoAnne of ctreia took him. I do the volunteer coordination for ctreia.
What a nice guy he is!
gabi: Doug - That’s fabolous, when did you start?
Doug_CT: While we were commuting to Springfield for the radio interview I
had his undivided attention.
gabi: Hi zert
Doug_CT: Gabi, I started in earnest in 2002, this was after we rented our
previous residence for four years and watch it almost double in value.
gabi: Mike - Hi there you are here today, that’s great
Doug_CT: It is the Man himself. You made it back eh Mike.
Mike_Summey: Hi everyone! I just droped in to see what condition everyone
is in.
lisas: I am very excited after hearing you speak in CT last Sat!
gabi: Mike - I’m loving your new book, very inspiring
Doug_CT: How was the flight back, Mike.
Mike_Summey: Doug, Thanks for the transportation in CT. My flight out was
fine…I was above the rain in about 5 min.
Mike_Summey: I had a minute so I thought I would check in to see if
anyone was here.
zert: Hi Gabi, Doug, Mike and everyone
gabi: Doug - this is what has happened here in California. The prices
have tripled since we bought our house 12 years ago
Mike_Summey: Gabi, I’m glad you’re liking the book. I hope it inspires
you to do great things.

Doug_CT: Yeah, I have been able to get further in the new book and I
think the visuals — the graphs– are great.
Mike_Summey: n I can’t make it, you guys…and gals…can still share

gabi: Mike - yes, that’s what I want. Sometimes all we need is a little
inspiration from someone who has done it
zert: Doug has shared some great info the past few weeks

Mike_Summey: gabi, there’s no inspiration like self inspiration. Measure
your progress against your own performance. If you’re better today than YOU were
yesterday, you gaining.
Doug_CT: I found the idea of real estate as a "network marketing
scheme" with all your tennants being your downstream, really usual concept.
Mike_Summey: zert, you’re welcome.
Doug_CT: that is "unusual" and helpful.
Mike_Summey: Doug, I’ll bet you never thought of real estate as network
marketing before last weekend, did you?
Doug_CT: Taking a quick break for dinner. Be back to check on you after a

gabi: Mike - Isn’t that the truth, and keeping those negative voices at
bay
gabi: Doug - never thought about it in terms of a downline, but heck, why
not
Mike_Summey: gabi, when you let others do as they wish and you do what
you know is right for you, you will succeed in whatever you undertake.
gabi: Mike - thanks, I’m already dealing with friends being mad at me for
daring to buy investment properties, when they are still too scared
zert: Spent quite a bit of time today with a women who has purchased 3
doubles/condos in the NYC area - they have doubled in value over the past few
years, however she manages them from 400 miles away - rather scary thought for
me
Mike_Summey: I had a great time in CT with Doug and others. I was on teh
ABC & NBC affiliates and the interviews will be posted shortly on our
website in the "Press Room."
gabi: Mike - any plans for coming to San Francisco?
zert: looking forward to reading them
Mike_Summey: The New Britain Herald had a great feature article in
yesterday’s paper.
Mike_Summey: gabi, none at this time, but who knows, that could change
very quickly.

book.

gabi: Mike - I hear the Carolina’s are very beautiful and my current
banker that I’m working with is there too
Bruce: Mike, do you have any seminars you recommend? A lot are out there,
I want to continually learn, but also don’t want to waste my time.
Mike_Summey: I’m finding that many people think the Mindset book is a
real estate book, which it is not.
Bruce: the type of book is in the title ‘mindset’
Mike_Summey: gabi, this is a great place. I love it. If you can attend
one of the seminars here, I’ll direct you to several great day trips.
gabi: Mike - ok
Mike_Summey: Bruce, I have a difficult time recommending seminars,
because I don’t attend them myself and I don’t want to send you to something I
haven’t experienced.
gabi: Hi reena
reena: Hello.
Mike_Summey: There are many speakers conducting seminars and each one has
some aluable information. The trick is to separate the wheat from the chaf.

Mike_Summey: Just out of curiosity, those of you who were at the seminar
on Saturday in Hartford, what did you get from it?
Bruce: Mike, your book got me on the lifestyle of the ordinary versus the
lifestyle of Success. Your points were on target. I actually have been repeating
them to those I know.
reena: It was informative, and motivating. It is to stick with the ideas,
and follow though to success.
lisas: I think the concept of patience really stood out. When I started
learning about RE 2 years ago, I wanted to do it all right now. Now 2 years
later, I see how much there is to learn, and I feel like now I can make much
better decisions. Your experiences really showed that also.
reena: After the seminar, we took couple of house trips, but found
starting the negotiating process quiet difficult. How to get over this hump?
Bruce: Mike, is it really true that only 3% of people have goals written
down that they carry with them?
Mike_Summey: I’m back! Had to take a break! Mother Nature called.
Mike_Summey: Bruce, I’m not sure if 3% may not be a little high,
Doug_CT: I am back too. Great Steak dinner, with Potatoe Salad, Copper
Penny Carrrotts, Snowflake rolls…..ummmm…ummm.

have goals they’re working towards.

gabi: Mike - Is that a tape of Rogers one can get?
Doug_CT: Reena, I think the way you start a negotating dialogue is by
making a couple of offers to several different prospects.
Bruce: Mike, what advise can you give on financing? My question is in
regards to accumulation. How did you continue to get financing on house #10, 11,
12 etc.?
Mike_Summey: reena, listen to it. It will make you a lot of money.
reena: Thanks. I will. I will let you know how it goes.
Mike_Summey: gabi, it is available on our website in the

Doug_CT: What became clear to me over the weekend was that Mike’s Method
is really counter most real estate gurus. It comes back to the synopsis of the
wisdom of the world "There ain’t no such thing as a few lunch."
Doug_CT: "Free Lunch."
Mike_Summey: Bruce, if you buy house 1-9 right, 10, 11, & 12 get
easier to finance. After the first 10, you should be able to show your lenders
that yu know what you are doing and that’s all they want to know in order to
keep lending to you.
gabi: Doug - you got a food thing going on here

Bruce: Doug, agreed, I went to a seminar this past weekend and they
specifically discussed lease option only. They didn’t like buy and hold which is
contrary to Mike.
Ralph_Roberts: for a nonscheduled chat, this one’s a poppin’ :D
Mike_Summey: Hi Ralph, we thought you had forgotten us.
Ralph_Roberts: nah
Doug_CT: Speaking of Free Lunch, you should seen Mike’s countance fall
when I told him at the resturant that , in my haste to meet Mike’s plane, I
forgot to bring my wallet.
Bruce: Hi Ralph, we thougth you had the day off.
Bruce: Doug, that’s pretty weak. haha
Mike_Summey: Bruce, ask them to put their financial statements up against
mine. You might be surprised.
Ralph_Roberts: I never get a day off.
gabi: Doug - you are cracking me up
Ralph_Roberts: er… or at least I never TAKE a day off.
Doug_CT: Then after we drove up to Springfield, I had to tell him the bad
news that my big red family van was on empty and we wouldn’t make it back to the
hotel unless Mike was willing to swipe his card at the gas station.
Mike_Summey: Doug used one of Roger’s negotiating tactice to get me to
buy dinner and fill his car up with gas.
gabi: Smart Doug
Mike_Summey: He must have listened to Roger’s tapes before I got there.
Doug_CT: Dinner was the big one, The gas tank was the nibble after first
decision.
gabi: Sounds like it
Bruce: Mike, I’m on your side. Lease option is one of the many ways to
make $$, but I don’t believe it will make someone wealthy.
Mike_Summey: Bruce, making a profit on a sale is one thing, but making a
profit forever is something else entirely. I like the latter.
gabi: Mike - I’m liking the idea of the trickle of positive cash flow
turning into a stream later down the line
Mike_Summey: gabi, when you buy a rental propety, and buy it right, the
margins get increasingly larger the longer you own the property.
Doug_CT: The picture of the "down-stream" in the "network
marketing scheme" showed lots of tennants contributing to the retirement
fund of the landlord… and no "upstream gazillionairs" to worry
about.
Mike_Summey: I just learned that Penny has a pellet gun and is after the
raccoons who eat her cat’s food.
Doug_CT: We better be careful what we say about her.
Bruce: Annie Oakley on the chat tonight?
Mike_Summey: She’s a real hunter I’ve heard.
gabi: Nah, Penny just lives in the country, like us.
Mike_Summey: She’s not commenting!
Penny: yes, but the racoons will not run when I open the door to shoot
them, and I can’t bare the thought of shooting them a close range, I don’t wont
to hurt them!
Bruce: Mike, in your research about the mindset of people, why is it so
hard for people to change?
Mike_Summey: Bruce, the answer to that is simple…they don’t want to.
They find it easier to make excuses than to make changes.
Penny: No, actually just live in the mountains like Mike, we get all kind
of creatures in the night, even bears.
Doug_CT: It seems to me that many who sell their real estate investments
regret it afterwards. It is very compelling to hear a wise fella like Mike say
that he has never been convinced of the wisdom of selling an investments
property. With so many people contributing to his early retirement account
….Why would he ever want to fire this tennants who are doing such a fine job.
gabi: Penny, a mountain lion crossed right in front of my car the other
night as as was driving home. Kind of scary. Too close to my home, that’s for
sure.
Mike_Summey: I don’t sell because finding a replacement for the income a
tenant provides is too hard.
Doug_CT: I found myself very challenged by the very "basic"
information in Weekend Mindset. Things like self discipline, delayed
gratification, family budgeting….
Mike_Summey: I’d rather have $500 a month forever than a $10,000 profit
today.
gabi: Doug - how do you means,"challenged"?
Penny: Whow gabi, I’ve never seen a mountain lion. That would be really
scary. Infact, more scary than the raccoons and opposums, and bears!
Doug_CT: Thats one of a bumper sticker.
Bruce: Mike, if you sold a property that still had debt but could sell
for a substantial profit, couldn’t you buy more and then ultimately make more?
Doug_CT: Gabi, I find it easy to let your "standard of living"
creep up and eat into your investment portion of your income as your passive
income increases.
gabi: Penny - I know, it was the first time ever that I had seen one
alive. They are huge
Mike_Summey: Bruce, that’s what a lot of the gurus will tell you, but in
my experience, finding another deal is not that easy and if the property you
already own is turning a profit, why would you want to sell it and bet on being
able to find another to replace it?
gabi: Doug - Yes, that makes sense. I’m a professional organizer and part
of what I teach people is about their finances and how to "save" up
for larger expenses etc. and budgeting
Penny: Mike, don’t you advocate putting all your profits in a seperate
account and not touching it?
zert: hey Ralph can you get a transcript tonight?
Ralph_Roberts: yes… I will, Zert.
Penny: Doug-CT, I ‘d have to learn to be very disciplined also, not to
touch the profit.
reena: Does Roger also give seminars like you Mike?
Bruce: Mike, thanks for the answer, it makes the road to success more
clear. Points well taken.

Mike_Summey: Penny, that’s what I think should be done by people who are
working a job and earning a living. When the real estate account is earning
enough to support you, then you can quit your job if you want to and go into
functional retierment.
Doug_CT: Another point Bruce is that selling for a profit will provide a
big temptation to "over celebrate" after your big profit and suddenly
it has melted away before you put it where your good intentions had planned.
zert: hey Doug - did you ever finalize that deal you were talking about a
few weeks ago?
Mike_Summey: reena, Roger earns his living giving seminars, but mainly to
corporate audiences and primarily on negotiating tactics.
Bruce: Doug, No more celebrating for me, I’ve seen the chart in Mike’s
new book. Invetment $$ stays investment money. If I want a vacation, it’s coming
out of my day job.
Mike_Summey: Bruce, good thought!!!!
Doug_CT: Zert, I got my first reply back from the Bank on this REO
property. I offerred $165,000 and they countered at $190,000. I sent them some
pictures showing how the property is going to hell in a handbasket with no one
to care for it, but haven’t heard back yet.
Mike_Summey: Doug, they will come back to you with an offer.
gabi: Bruce - I started putting money away for things like vacations etc.
a few years ago and I do it monthly. It’s amazing how fast things accumulate
Doug_CT: Mike, I don’t think so…. I think they may need another month
to stew ….
Mike_Summey: Penny, I think there is a raccoon at your back door.
Penny: thats a good idea Doug, sending the bank pictures.
Penny: with a caption!
zert: after a few more weeks on their books they may reconsider
Bruce: Mike, do you try to get your financing from the reo? Or do you
already have it set up somewhere else? Would the REO give you a better rate so
they can get rid of it?
Mike_Summey: Doug, time has a way of mellowing ever the most zealous
sellers.
zert: gotta go everyone - have a great week
Doug_CT: I haven’t found anyone I can really talk to at the bank. My
realtor has to submit the offers and she isn’t getting much in the way of
feedback.
gabi: Bye zert
Penny: probably so, my 2 cats have positioned them seves on the the
window sill (outside of course) thats usually my clue that something is out
there!
Bruce: gabi, me too. If you’ve ever read the book The Millionaire Next
door, my wife’s chapter is Frugal.

gabi: Bruce - good for her, it’s being smart about your money

Mike_Summey: Bruce, I’ve gotten most of my financing on forclosures from
the lenders who forclosed. I have been able to negotiate terms, rates and price
with these lenders, but during a period like we have just come through, with the
losest rates of my lifetime, it has been more difficult, but hat will change as
rates increase.
zert: Doug - made the offer to buy and to fix the problem it’s in their
hands to review. Will talk again later this week. It is very difficult dealing
with family
Doug_CT: Good Luck and Keep on persisting in your interest.

Bruce: Gabi, She was on the missionary field for 10 years and lived on
10K a year. She still lives like that today. I’m a blessed man.
Bruce: Mike, that’s what I thought, I’m sure the banks will be more
flexible within the next 24 months.
gabi: Bruce - I’m always in awe with people who have that kind of
discipline. It takes a lot and it’s very wise.
Penny: I’m off here also. I have a movie on pause. See you guys next

Doug_CT: Oh Bruce….that is fantastic……I think you are way ahead of
the average investor because of her training and willingness to conserve.
Bruce: Mike, how did the guests you invited like being on the chat? We
learned a lot from them, did they learn anything as well?
Mike_Summey: Bruce, the low interest rates of the last couple of years
have made finding deals difficult. This is just a blip on the radar and not a
permanent situation. Time will prove that deals are still out there for
investors.
Mike_Summey: Bruce, most of them want to come back.
Doug_CT: Bruce where was your wife a missionary?
Bruce: Mike, I still see deals today
gabi: Mike - How do you find out about the REO list from banks? Aren’t
they very reluctant to give that information out. Do you have to know somebody
to get that?
Mike_Summey: Bruce, your are right…they are still around.
Bruce: Doug, her first two years were in Hawaii (suffering big time) then
the next 10 years in Amsterdam. She is a singer and when the wall in Eastern
Europe fell, she was singing on street corners and handing our literature
Mike_Summey: gabi, I’ve found that a simple phone call to ask for the
list is all that is necessary. REo properties are a liability for banks and they
usually want to get rid of them as quickly as possible.
Doug_CT: Very nice.
gabi: Mike - I’ll try that, see if I can find a good deal
gabi: Mike - also, do you think I’m too new at this to try a foreclosure?
Bruce: Doug, she has sung in churches and streets in over 34 countries. I
like how Mike has made his money, so in a few years, we can have properties free
and clear. By doing so, we can travel baack and forth from Europe and the US
Doug_CT: Evangelism to the surfer is very much needed….and Amsterdam
now there is a place that is a place that needs the gospel again.
Doug_CT: I think the fact that you have a definite plan and goal for what
you will do with your investment plan will help you to achieve it quicker.
Bruce: I know, I lived their for 7 years as well.
Mike_Summey: gabi, don’t discount yourself. You never know what a lender
will do until you ask.
Bruce: It truly amazes me that individuals don’t have specific goals. To
me, that’s a sin.
gabi: Bruce - both my husband and I are European and we are looking
forward to traveling back home whenever we want to once we have the income from
investments we want
Doug_CT: Preach it …Brother Bruce.

gabi: Bruce - So do I, I have some friends that live there and it is
truly magnificent

Doug_CT: Buy and carefully study "Weedend Millionaire Mindset"
mediate on its wisdom personified in a man…..a man who is a real estate living
legend.
gabi: Bruce - California
Bruce: I travel to Palm Springs a few times a year, I grew up in Orange
County
gabi: Doug - I meant to tell you that I’m reworking the contract with the
bank owner occupied vs. investment. Makes me feel a heck of a lot better
Bruce: Doug, yes he is and it’s great to learn.
gabi: Bruce - Where are you now?
Doug_CT: Seeing Mike in action was a real treat….This is a chacter
right out of a Gary Cooper, John Wayne, or Addison in To Kill a Mockingbird.
Bruce: Doug are you in the financial planning business?

Doug_CT: No Bruce.. I sell computers and network services out of a little
hole in the wall and then wait for the weekend to implement Weekend Millionaire
tactics.
Doug_CT: Bruce, ever heard of a guy named Joey Pensak from Nashville?
Bruce: I wish the weekend was from Monday - Sat. so I could implement WM
tactics on a daily basis. Actually I try in the evenings but that’s tough.
Bruce: No, should I know him?
gabi: Doug - I menat that the other way around - "investment"
vs. owner occupied - do you remenber us chatting about that
gabi: Doug - meant
Doug_CT: Oh yeah, I think there was some concern about the designation
Gabi, Did you get that squared away?
Bruce: Ralph, still around or did you fall asleep?

gabi: Doug - Yes, I did. I talked with Al Lee about it and got it
resolved

Doug_CT: I think I sent you three but I have about 10 or so. Did you see
all the ones I had?
Ralph_Roberts: yes, Mike forwarded them to me
Doug_CT: Great. It was a real pleasure spending some time with him and
seeing him in action.
Ralph_Roberts: he does put on a show ;-)
Ralph_Roberts: so you sell computers?
Ralph_Roberts: I did that for a lot of years
Doug_CT: Yeah, he had the audience in rapt attention, in my estimation.
And the way he built to a nice climax was excellent.
Doug_CT: Yeah. I sell mostly IBM computers and other major name brands to
small and midsize businesses.
Ralph_Roberts: cool
Doug_CT: Most of my time is spent on a customer site fixing their network
problems, setting up a new server, or troubleshooting.
Ralph_Roberts: I did the same for Olivetti years ago… then I got into
writing
Ralph_Roberts: I used to do that… now I spend all my time in my own
offices, keeping my servers up ;-)
Doug_CT: So you really prefer the writing?
Ralph_Roberts: yep
Ralph_Roberts: I’ve done a ton of books about computers
Doug_CT: What is your favorite thing to write about?
Ralph_Roberts: i love to write science fiction… and sell some
occasionally

Ralph_Roberts: Lewis was one of the innovators in SF/fantasy
Doug_CT: I am a big fan of the Chronicles of Narnia and I am happy to
hear they will be doing a big time Movie next December along the lines of Lord
of the Rings.
Ralph_Roberts: should be good!

Ralph_Roberts: most Mike Resnick reprints right now
Doug_CT: I am reading it to my 7 year old each night and I am trying to
visualize how I would put the sceans into a film.
Ralph_Roberts: hmmm….
Ralph_Roberts: I would love to write that screenplay
Doug_CT: What is more lucrative…..Write your own original work or
someone else like Resnik?
Ralph_Roberts: Resnick has a name… his books sell better than mine
Ralph_Roberts: at least his novels do
Doug_CT: I think that translates into Mike’s books as well. Roger Dawson
has a name, but I think the combination of the two has achieved a Gestalt.
Ralph_Roberts: yes… they’ve done very well
Doug_CT: So I think Mike has the posibility of becoming "a big
name."
Ralph_Roberts: he has a nice track record now… two hot-selling books
Doug_CT: There is some Yin and Yang going on in this combination.
Ralph_Roberts: yep
Doug_CT: Mike got some very good press while he was up here. This can’t
help but sell more books.
Ralph_Roberts: Mike was over today… he’s got a bunch more TV and radio
interviews for me to put on the website
Doug_CT: He was Front Page news in the New Britian Herald, did you see
that article that was "all over" the business page.
Ralph_Roberts: no, didn’t get to see it
Ralph_Roberts: but he makes the paper here a lot
Doug_CT: Ask him about the New Britian Hearld article….One would think
that the King himself had come to town.
Ralph_Roberts: I will ;-)
